130 Robin Hill Road, LLC (“RHR”) is soliciting proposals from qualified professional construction firms to complete the redevelopment of 130 Robin Hill Road, Goleta, CA 93117. The project is subject to the prevailing wage requirements of the California Labor Code. RHR reserves the right to award the contract to the most qualified responsive bidder in the judgement of RHR and is not obligated to select the lowest responsive bid.
RHR is a limited liability company and an entity wholly owned by the Santa Barbara County Employees’ Retirement System (“SBCERS”). The SBCERS CEO is the manager of RHR.

General Project Description
The redevelopment project includes replacement of HVAC systems, construction of a 768 square foot lobby consisting of a new stair and elevator tower, building envelope improvements, new electrical distribution switchgear, new rigid rooftop insulation, new single ply roofing, new solar photovoltaic system, interior office tenant improvements of 8,875 s.f., and relocation of the chiller from the roof to the site pad within a new CMU enclosure. The project also encompasses improvements to the building grounds, parking lot circulation, addition of parking spaces, paving, curbs, sidewalks, site lighting, storm water management improvements and disabled access upgrades along with an implementation of a comprehensive landscaping and irrigation plan. Land use entitlements have been completed for the project and construction permit applications are under review.
